House Rules

Smoking/Vaping

We kindly request that all of our guests refrain from smoking/vaping on premises. An additional charge starting at $500.00 for smoke mitigation and displacement of future guests will be assessed. So please, just don’t.

Pets

As pet owners, we understand the love of furry family members.  As business owners, we kindly request that all of our guests find alternate accommodation for the furry family members as pets are not permitted on premises. An additional charge starting at $500.00 for excess cleaning will be assessed.

Events

Parties/events are not allowed on premises, as we strive to maintain a peaceful environment, following the Good Neighbor Policy for both our guests and neighbors.

Open Wood Burning (Fires)

The following burning restrictions apply:

Michigan Memories

  • Open wood-burning is permitted only in the firepit provided.
  • Check the DNR website (https://www2.dnr.state.mi.us/burnpermits/) for current open fire regulations prior to starting a fire in the firepit.
  • Burning of any items other than wood is prohibited.
  • Use of lighter fluid/fire accelerants are prohibited.
  • Extinguish the fire before leaving the firepit area. Do not leave the fire unattended.
  • Any unattended or unauthorized fires that result in an emergency call to the Premises will incur a $500.00 penalty fee and may result in immediate eviction without refund.

Leelanau Landing

  • Open wood burning is not permitted on premises.
  • Any violation will incur a $500.00 penalty fee and may result in immediate eviction without refund.
Parking
Guests shall only use designated areas for parking and not park on any lawn areas. RV, Boat and/or Boat Trailer Parking is not permitted on the Premises. Seasonal overnight street parking restrictions in the City of Frankfort may be in effect (November 1 – March 31).
Minimum Age

The Guest must be at least twenty-five (25) years of age and must be present at the Premises during the entire rental term.

Proof of Identification

All adult Guests (minors excluded) must provide a copy of personal identification documentation (Driver’s License, State ID Card) upon request of Owner for verification purposes only.

Maximum Occupancy

No more than fourteen (14) persons (maximum number of guests) shall be permitted on the Premises at any time during the rental term. City ordinance permits two (2) guests per bedroom, plus up to four (4) additional guests. Over occupancy may result in immediate eviction without refund.

Frankfort Good Neighbor Guide

All guests are required to comply with the neighborhood guidelines established by the City of Frankfort as published in the Frankfort Good Neighbor Guide. A copy will be provided in the Vacation Rental and may be provided in advance upon request. Our properties meet all regulations and are permitted as Short-Term Rental operations as required by the City of Frankfort, MI. Any violation may result in the loss of our permit.

Illegal Activity

Guest shall not use Premises for any immoral, offensive, or unlawful purposes, nor violate any law, association rules or local ordinances, nor commit waste or nuisance on or about the property. Use of illegal drugs by Guest(s) or drinking of alcoholic beverages by anyone under the age of 21 in or on Premises or any activity that results in the Police being called to the Premises may result in immediate eviction without refund.

Violations

Violation of any one or more of these regulations will incur a $500 penalty per occurrence and may result in termination of rental agreement with immediate eviction from property without refund.

Rental Agreement

All guests are required to complete and sign our Rental Agreement to confirm reservation. This is to protect not only ourselves, but you, as the guest, as well. Upon completion of the Rental Agreement, by all parties, you will be provided with a signed copy of the document.

Fees & Terms

Booking Fees
Lodging Fee

Our rates vary with the seasons. We offer priority booking and rate discounts for returning guests – ask us about our Preferred Guest program!

  • Leelanau Landing:  Rates starting from $750.00/night.
  • Michigan Memories: Rates starting from $850.00/night.
Security Deposit Fee

The Security Deposit Fee of$1,000.00 is collected with the reservation. If all terms of the Rental Agreement are met and the property is vacated in the same condition as arrival, the Security Deposit Fee will be refunded to your original form of payment within seven (7) days of your departure.

Cleaning & Linen Service Fee

The Cleaning and Linen Service Fee of $500.00 includes up to three (3) hours of housekeeping and linen services provided by the team of cleaning professionals upon your departure.

  • Additional cleaning services during your stay are available upon request and schedule availability, please contact M22 Rentals to further discuss your needs. Any additional scheduled cleaning and lines services cancelled after check-in are subject to cancellation fees.
  • If Guest stay exceeds a seven (7) night stay, additional Cleaning and Linen service fees may be added and services scheduled.
  • All cleaning and linen service fees collected are reimbursed (100%) directly to our service providers.
  • Additional Cleaning and Linen Service Fees may be assessed at an hourly rate of $100.00 per hour (minimum charge of one hour) or according to terms stated in the Rental Agreement.
  • Additional cleaning fees, if incurred, may be deducted from the Security Deposit Fee or invoiced separately.
State of Michigan Taxes & Fees
The State of Michigan taxes and fees (8%) will be collected on all reservation service fees (Lodging and Service Fees).  The Security Deposit Fee is a non- taxable fee.
Payment Terms

All fees associated with the reservation are due in full at the time of booking. Additionally, a completed, signed (electronic signature acceptable) Rental Agreement is required to confirm your reservation.

M22 Rentals strives to provide each guest with a premier vacation home. The established payment terms allow us to ensure that our Guests are as equally committed to the vacation experience.

Cancellation

Life happens.

We understand plans may change due to circumstances outside of your control. You may cancel your reservation at any time. Cancellation terms vary based on the date of cancellation. Please contact Owner directly to notify of cancellation, review refund and/or rebooking options available. Ultimately, our goal is to determine a fair and agreeable resolution.
Cancellation Terms: Notice of cancellation must be submitted by Guest to M22 Rentals in writing/electronically by 11:59 PM (EST) of the designated cut-off day to determine funds eligible for refund.
  • Refundable fees will be paid to Guest in full, within seven (7) days of cancellation notice.
  • All cancellations are subject to a $350.00 Cancellation Fee to cover payment processing fees incurred.
Cancellation Terms – Peak Season (Memorial Day through Labor Day)

Peak season includes all reservations with a designated check in date between Memorial Day and Labor Day.

Notice of cancellation must be submitted by Guest to M22 Rentals in writing (electronic notification accepted) by 11:59 PM (EST) of the designated cut-off day to determine funds eligible for refund.

  • Refundable fees will be paid to Guest in full, within seven (7) days of cancellation notice.
  • All cancellations are subject to a $350.00 Cancellation Fee to cover payment processing fees incurred.
  • Cancellation notification before March 1: 100% refund, less $350.00 Cancellation Fee.
  • Cancellation notification before May 1: 50% refund, less $350.00 Cancellation Fee.
  • Cancellation notification after May 1: No refund.
Cancellation Terms – Off Peak Season (Labor Day through Memorial Day)

Off Peak season includes all reservations with a designated check in date between Labor Day and Memorial Day.

Notice of cancellation must be submitted by Guest to M22 Rentals in writing (electronic notification accepted) by 11:59 PM (EST) of the designated cut-off day to determine funds eligible for refund.

  • Refundable fees will be paid to Guest in full, within seven (7) days of cancellation notice.
  • All cancellations are subject to a $350.00 Cancellation Fee to cover payment processing fees incurred
  • Cancellation notification up to 60 Days prior to designated Check-in date: 100% refund, less $350.00 Cancellation Fee.
  • Cancellation notification up to 30 Days prior to designated Check-in date:  50% refund, less $350.00 Cancellation Fee.
  • Cancellation notification less than 14 Days prior to designated Check-in date: No refund.
Rebooking Option

Contact us and we will explore available options. 

  • Rebooking is contingent upon future date availability and payment of a $500.00 Rebooking Fee to cover payment of fees incurred.
  • Cleaning and Linen Services Fees and Security Deposit will be credited toward future stay when Rebooking occurs.

Our homes are open for reservations year-round. You can check availability, rates, and book your stay directly through our website or contact us for assistance. We offer priority booking and rate discounts for returning guests – ask us about our Preferred Guest program.

Availability
Our properties are in high demand. Our calendar fills quickly once it is open to booking. In fact, we usually book reservations a year in advance, especially for peak summer weeks.  Reservation requests are processed in the order received.   Our booking calendar opens to accommodate new reservations for the upcoming year as follows: 
  • Preferred Guests: starting June 1.
  • New Guests: starting July 1.
Minimum Stay
To provide effective scheduling of reservations and our maintenance services, we ask that you kindly respect our minimum stay requirements. If you are interested in a longer-term stay, please contact us directly.
    Peak Season (Memorial Day through Labor Day): A seven (7) night minimum stay is required, with Sunday check in only (Sunday – Sunday stay).
  • All other reservations require a four (4) night minimum stay.
Check - In/Out

Guest Arrival and Departure GuidelinesWe kindly request your cooperation and adhere to the established check-in and check-out times to allow for thorough cleaning and maintenance between guest stays. During this time, our dedicated crews work diligently to ensure that our quality standards are meticulously maintained in our homes. On the designated check-out date, our crews will promptly arrive at 9:00 a.m. to begin their magic!

Check-In: Check-in is permitted at any time after 4:00 P.M. (EST).

  • Please note during Peak Season (Memorial Day through Labor Day), the designated Check-in Day is Sunday (Sunday – Sunday stay).

Check-Out: Check-out is any time before 9:00 A.M. (EST).

Early Check-In and Late Check-Out: We understand that travel plans can vary, and we do our best to accommodate your needs. If our schedule permits, we will gladly notify you if early check-in or late check-out is available.

Arrival Time: Please share your estimated arrival time with us. If arrival is planned to be later than 10:00 P.M. (EST), please notify us to confirm “Late check-in.” If you would like us to personally welcome you at check-in, simply let us know in advance, and we will be delighted to greet you!

What time is check-in/check-out? Can I check-in early? Can I get a late check-out?

The check-in time is 4:00 p.m. (EST).

The check-out time is 9:00 a.m. (EST).

We kindly request that you adhere to these times to allow for cleaning and maintenance between guest stays. We utilize the time between guests to ensure that our quality standards are maintained. Our crews will arrive promptly at 9:00 a.m. on the designated check out date to begin working their magic!

We do our very best to accommodate requests for early check-in and/or late check out. If our schedule permits, we’ll notify you if early check-in or late check-out is possible.

How do l access the home when I arrive?

No need for keys! Our vacation homes are equipped with private guest access with keyless code entry system. Please share your estimated arrival time. If you would like us to meet you at check-in just let us know in advance and we will be happy to welcome you as you arrive.

Your entry code is the last four digits of your provided cell number at the time of booking. It will remain active throughout your stay.

To unlock the door from outside, press the home logo on the bottom row and enter your code.

To lock the door from outside, press the Lock logo on the bottom row.

Inside, turn the thumbturn to lock or unlock the door.

Please keep doors locked when away from the property.

What if my preferred date is not available?
