What time is check-in/check-out? Can I check-in early? Can I get a late check-out?

Check in time is 4:00 p.m., check out time is 9:00 a.m. (EST).  Currently, we are not able to accommodate requests for early check in or late check out.   In response to COVID concerns, we are utilizing all time available to do our part to help our guests stay safe with additional cleaning and disinfecting procedures, including all frequently touched surfaces (light switches, doorknobs, cabinet handles, remotes, etc.) prior to check in.  Our cleaning and maintenance crews will be on-site at 9:00 a.m. of the designated check out date to start preparing for the arrival of our next guest. 

How do I access the home when I arrive?

Our vacation homes are equipped with keyless entry locks.  You will be provided with a digital code that will allow you to access the home directly upon your arrival.  The same code will be active throughout your stay permitting you and your guests to come and go from the property with ease and no keys! 

Some guests prefer a quick meet and walk through the home, while others prefer to access the home and settle in directly on their own; we are happy to accommodate both, just let us know your personal preference.

Are sheets and towels provided?

Bedroom, Bathroom and Kitchen linens and towels are provided.  

  • Kitchen linens include dish towels, hot pads, oven mitts, tablecloths, runners, and placemats.
  • Bathroom linens include one set of towels per guest (Bath towel, hand towel, and washcloth). Bath rugs are also provided.
  • Bedroom linens include one set of sheets, a blanket, and pillows for each bed.

All linens will be cleaned upon your departure.  Please note:  Beach towels are not provided, please plan to bring your own.

Do you offer cleaning services?

Yes.  The Cleaning and Linen Services Fee includes up to four (4) hours of housekeeping and linen services provided by the team of cleaning professionals upon your departure.  If you are interested in additional cleaning services during your stay, please contact M22 Rentals to further discuss your needs.

M22 Rentals strives to provide a quality vacation rental for you, and for future guests. The property will be inspected before and after each stay to ensure that our standards are upheld.  You are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room.  Even though a Cleaning and Linen Services Fee is assessed, you are expected to leave the Vacation Rental in a clean, neat, and orderly condition and respect the Owner’s requests regarding check-out procedures.

Are kitchen condiments, paper products provided?

We do provide limited basics for the kitchen: salt, pepper, basic spices. We would love to provide additional items, however due to the current COVID conditions we have made the decision to limit items that may be shared between guests.

Additional products provided include:

  • 2 Rolls of toilet paper and 1 box of Kleenex per bathroom to start the week
  • 1 Roll of paper towel
  • Saran Wrap and Aluminum Foil
  • Paper Napkins
  • Garbage Bags
  • Washing Machine Detergent/Dryer Sheets
  • Hand Soaps
  • Basic Cleaning supplies

Please note:  Personal care products are not provided, please plan to bring your preferred bath and hair products.

Is there a grill? Outdoor eating area? Outdoor furniture?

Our vacation homes are furnished with an outdoor gas grill (propane, and grilling tools are provided) and a picnic table.  Additionally, the Adirondack chairs and bench all provide a great spot to relax outdoors. 

Do you provide beach chairs, umbrellas, bikes, kayaks?

We do not provide beach amenities.  Please plan to bring your own or if you prefer, we are happy to provide you with a local source that provides rentals of outdoor equipment including kayaks, canoes, paddle boards, bikes, jogging strollers, beach chairs and umbrellas.  Rentals can be coordinated on a daily or weekly basis and delivery/pickup services may be arranged directly to our vacation homes.  Our vacation homes provide areas to store your items appropriately during your stay.

Can I bring my RV/camper/tent?

Our vacation homes do not permit onsite parking of RV’s and/or Campers.  Parking of RV’s/Campers is only permitted in designated parking areas throughout town. 

Our vacation homes are spacious and provide sleeping accommodations for up to 14 guests.  The City of Frankfort Good Neighbor guide does permit the use of outdoor tents on Premises.

Is there air conditioning, cable, or Wi-Fi?

Our vacation homes include both Central Heating and Air Conditioning to keep you comfortable throughout your stay, anytime of the year.

Wireless Internet and Cable TV services are provided.

 

Can I bring my own outdoor firepit?

No.  You may not use your personal firepit on Premises.

  • Leelanau Landing:  Open wood burning is not permitted inside (fireplace) or outside home due to health restrictions of a local neighbor.
  • Michigan Memories:  Open wood-burning is only permitted in the outside firepit provided.

 

Can I bring a pet?

As much as we love our furry friends, we do not permit pets in our vacation homes.  If a pet is found on Premises during your stay without our consent, you will be asked to vacate the Premises immediately with no refund. If additional cleaning of furniture, carpets, etc. is required, you will be charged for this as well. This policy covers the exterior of the property, as well, not just inside.

Can I bring my boat?

Our vacation homes do not have direct water access; however, you may wish to bring your boat to use on the local waters via the public boat launches in the area.  Parking of boats and/or trailers is only permitted in designated parking areas throughout town. 

How do I make a reservation?

To make a reservation, you may make your reservation request online or give us a call directly.  We make every effort to respond and process all reservation inquiries as quickly as possible (within 24 hours).

Upon receipt of your reservation request, M22 Rentals will verify the information provided and the availability of the property.  Once your request is “Approved”, M22 Rentals will forward to you the Rental Agreement to be signed electronically.

 To confirm your reservation, the Rental Agreement must be signed, and the reservation fees must be paid in full, within 48 hours. Any failure to comply with the established timelines, will result in expiration of the approved reservation request.

Upon receipt of the signed Rental Agreement and payment in full, you will receive a Confirmation email that contains your reservation details, and receipt of payment.  Please notify us if you are not receiving our email notifications.

What is your cancellation policy?

Life happens.  We understand plans may occasionally need to be changed, due to circumstances outside of your control. You may cancel your reservation at any time.  M22 Rentals will always work with you to evaluate available options including rebooking for an alternate date or a refund.

When will my Security Deposit be returned?

State law requires that we have your Security Deposit back to you by 30 days. We process all security deposit refunds within 14 days of your scheduled departure date to the original payment source (bank credit card). Please note you will see the refund as a credit approximately 5-10 business days later, depending on the bank card issuer.

What is there to do in the area?

There is nothing better than summertime in Northern Michigan.  If you simply planning to relax on the beach or looking for a more adventurous outing, there is something for everyone.  From dining, breweries, shopping, farmers markets, swimming, biking, hiking, dune climbing, boating, canoeing/kayaking, or golfing; you will not be disappointed and leave saying there was nothing to do.

COVID-19 Impact?

COVID-19 has impacted many aspects of our daily lives.  Most local businesses are open and operating with new regulations and limits. With the health and safety of both the local residents and visitors in mind, we ask that all guests please be patient and respectful of others and recommended guidelines.  M22 Rentals and the local businesses appreciate your support in these changing times.
